Renovation Painting in Kingaroy

Building work done, but the house doesn’t feel finished yet? Renovation painting in Kingaroy is the step that makes new plaster, replaced doors and fresh trims sit comfortably beside the older rooms. Robin Jenner checks which trades are still to finish, looks at the new and old surfaces, and lists every room and the preparation it needs in your quote. He also paints houses before a sale or a move-in, timed to your date.

Renovated and pre-sale homes

Most Kingaroy homes are stand-alone houses, and many have been extended, re-roofed or partly rebuilt over the decades. That leaves new plasterboard beside walls with several coats of paint, or a new kitchen next to a hallway that hasn’t been touched in years. Robin looks at each room and decides how to bring old and new surfaces to the same finish.

The same thinking applies before a sale or a new lease. In the 2021 Census, more than a third of Kingaroy’s occupied homes were rented. Plenty of renovation painting here happens between tenants or before a listing, when the house is empty and the date is fixed.

  • New plaster and set joins are left to dry, then sealed so the topcoat dries evenly across old and new.
  • Patched dents and cracks are sanded flush, so no outline shows once the room is painted.
  • Ceilings and walls go on before new flooring where possible, so drips and ladders never touch the new floor.
  • Joinery, door hardware and fittings are finished around once installed, with any scope changes agreed first.

Renovating an older home

Renovation work often means sanding or scraping old surfaces. The Australian Government’s Lead Alert guide says homes built before 1970 are most at risk of lead paint, and that dry sanding and scraping are the biggest hazards. Robin is trained in treating lead paint hazards. He recommends testing older paint before any preparation and, where lead is found, does the lead-safe preparation himself.

Tell Robin early if you are planning dark colours, a high-sheen finish or big windows that throw light along a wall. Those make joins and patches easier to see, so the plasterer may need to allow for a smoother finish before painting starts.

It also lists which work belongs to other trades, and when painting fits in after plastering and fit-off and before new flooring.

Availability in Kingaroy

Kingaroy is Robin’s main service area, and he is taking residential painting work there now. Quote visits are scheduled around current jobs. Robin uses the suburb on your enquiry to plan them, so your full street address is only needed once a visit is arranged.

Renovation jobs depend on other trades, so the earlier Robin hears about yours, the easier it is to line painting up with your builder’s finish date, a settlement or a listing. If an agent has booked photos, leave a gap between the last coat and the shoot so fittings and furniture can go back in.

Renovation painting questions

Question not covered here? Ask Robin directly on 0439 819 979.

When should painting follow other trades?

Usually once plastering and patching are finished and dry, and before new flooring goes in. Joinery, hardware and fittings are easiest to paint around once they are installed. Robin confirms the timing with you, and with your builder if you have one, so the paint isn’t marked by later trades and the flooring isn’t held up.

Can you paint before a sale or between tenants?

Yes. Pre-sale work is scoped to the rooms you choose, from the entry and living areas to the whole interior. Between tenants, empty rooms are the quickest to prepare and paint. Share your listing, settlement or new-lease date when you enquire, so the quote and start date can be lined up with it.

Will new plaster match the existing walls?

New plasterboard and patched areas absorb paint differently from walls that have been painted before. They get a sealer undercoat first, then the topcoats, so old and new surfaces finish evenly. Robin looks at both during the assessment and explains the preparation for each room in your quote.
